UPDATES ON P11 --- 17 FEBRUARY 2009

A meeting was held at KPKT on Monday 16th Feb 2009, involving KPKT, Jabatan Undang2, PJH and buyers’ lawyer ( Puan Nurhazlina, from Zainal Abidin & Co.), to discuss the new SPA . Generally , all major issues are settled. Below are some of the highlights:


1. Re. Saujana Aster Condo: PjH proposed the common facilities to be completed in 36 months. Counter proposal by buyer, that these facilities be completed together with the earliest phase of the condo. project, so that those facilities will be available for the residents that move in first. PjH agreed to look into this.


2. Re: 20 year moratorium civil servants scheme. The 20 year term will commence from the date of transfer of deed and will not be changed, as this involved the land office. Changing it ( will need to involve the land office) will cause more delay.


3. The new SPA has been vetted and approved by the Jabatan Undang2.


4. Buyers role:

i.. Need to sign Deed of Revocation for the old SPA signed with ACSB

ii. Need to inform their financiers re. the transfer of development to the new company. PjH will assist them in this.


5. Buyers Briefing : PjH will hold a meeting to brief all the buyers as soon as they are ready with the details.

6. Target dates: i. Signing of new SPA --- Mid March 2009

ii. Work on housing project to start in April 2009

meeting between PjH and the buyers)



PROTEM COMM. REPORT

1.

The protem comm. is helping and working with the KPKT and PJH in getting this project to start as as possible .

We are providing them with ALL the contacts (address , e mail, phone nos, etc ) so that the documents can be passed on without delay. We request that buyers who have changed their contact details or who knows about others buyers details , to update the protem comm.. Please contact your phase rep. or any of the protem comm. members.

2.

We hope to settle this problem soon. Which means that we need to meet our financial obligations especially to our legal adviser for their advice and assistance. The protem comm. requests that buyers help us by settling your due of RM 100 each as contributions to our finances. Please remit your payment as instructed in this website.

Protem Comm,
Should we pay the cukai tanah? I used to pay but if I'm not mistaken the lawyer told we're not obliged to pay since rumah x siap!
