Signing of New S & P for Saujana Aster

P11 UPDATE --

1.SAUJANA ASTER
Calling ALL Saujana Aster purchasers: New SPA signing date:

Monday 13th July 2009 @ 9 am
Ground Floor, Menara PJH, No.2, Persiaran Perdana
Precint 2, Putrajaya
Note:
We need at least 80% signatories . Failure to get this number may cause the
redelopement of Aster Condominium to be further delayed. For the good of everybody, please make every effort to attend and execute the SPA on this date.

2.AMBER
There are still about 20 purchasers who are yet to sign the SPA. Those concerned, please contact PJH and make the arrangement for the signing. If there are any difficulties or queries , please contact PJH or the Protem Comm members. We don’t want to delay the redevelopment of Amber houses.

3.GARDEN RERSORT
New SPA have been stamped and ready for collection. Purchasers need to regularize the payment for the remaining phases with their respective financiers . They need to present to their financiers the following :
i.Stamped SPA and
ii.Letter of termination of the old SPA
Purchasers may need to sign a supplemental agg. for this purpose.
Only 3 buyers yet to sign the SPA.

PJH has already billed , Payment Schedule 2.f, 2.g and 2.h (15%)
This is the last portion before the handing over of the vacant possession.

Add. note. CSRU purchasers:

CSRU : The " 20-year moratorium " is a contract between the purchaser and the government. This does not involve the new developer, PJH. To alter this will need referral and negotiations with the relevant authorities, namely Kem. Tanah Wilayah, Treasury etc and this will take time and unfortunately, we do not have the luxury of time. ACSB is on the way to being declared insolvent. The whole project will be frozen if this happen.

As such , to expedite matters and for the benefit of the majority of purchasers who are not CSRU buyers, it was decided to retain this clause, unchanged as in the original SPA.

However, once this project is officially restarted, the CSRU purchasers may initiate negotiations with the relevant govt agencies, to address this issue. We may push for a supplementary aggreement to alter this clause.
