New developer, Putrajaya Homes Sdn Bhd are in the process of organizing the signing of the new “Sales and Purchase Agreement” ( SPA). All buyers are reminded again to please submit your particulars and documents ( please refer to previous postings in this blog for the details ) to the developer or PJH . These are required to prepare your new SPA.
Those concerned ( that have not submitted yet ) please do so as soon as possible.
Signing of new SPA are done according to phases. These will be held at
Menara PJH, Putrajaya @ 10 am
i. Garden Resorts ( Zone 10A -1) -- Tuesday 2nd June 2009
ii. Amber Homes (Zone 10A-2) -- Monday 22ndJune 2009
iii. Citrine (SemiD) (Zone 10B) -- Monday 22ndJune 2009
( Saujana Aster Condo. -- Date and time will be fixed later.)
The new SPA will be signed by the relevant parties and stamped by
the developer.
Below are summarized the steps that need to be taken by buyers to complete the process ( attached is a sample letter from PjH for referral)
The next step will be to regularize the existing loan agreement with the Financier and to enable the remaining loan amount to be released to the new Developer, Putrajaya Homes Sdn. Bhd., the following documents are proposed to be executed and perfected between you and your Financier:.
(A) For Landed Properties (Garden Resort/Amber Homes/Citrine)
0) Supplemental Agreement to the Loan Agreement;
(B) For Strata Properties (Sau'ana Aster)
(I) Supplemental Agreement to the Loan Agreement
(ii) Deed of Revocation for the Deed of Assignment
New Deed of Assignment
5. Further to the above, there will be stamp duty payable to the Stamp Office and legal fees payable to the Financiers' solicitors to perfect the same. ( the legal fees are negotiable between buyers and their respective financiers )
6. As already highlighted to you, the Schedule of Payment in the new Sale and Purchase Agreement ("the New SPA") shall differentiate between the payment made to Arif Cerah and payable to Putrajaya Homes Sdn. Bhd. the same of which will be based on the last progress billing issued by Arif Cerah to you. However, if any of the progress billing has yet to be settled, you are advised to take the necessary action to settle the same immediately upon the New SPA is executed as the delivery of vacant possession of the property to you is subject to the full settlement of the purchase price.
